InstaBud AI is operated by DigsFact, Inc. (“DigsFact,” “we,” “us”). This policy explains what we collect when you use the InstaBud AI mobile app or web portal (reports.instabud.ai) to generate property inspection (ROM) reports, and how we use it.
Information we collect
- Phone number — to send a one-time verification code and to text you when your report is ready.
- Photos and documents you upload (images, PDF, Word, Excel, ZIP) — used solely to generate your report.
- Report details you enter — project name, property location (ZIP or city/state), inspection date, and the preparer name.
- Basic technical/usage data needed to operate and secure the service (e.g., request and error logs).
How we use your information
- To verify your phone number and secure your session.
- To analyze your photos and documents with automated AI and produce your ROM report.
- To notify you by SMS, with a link, when your report is ready.
- To operate, maintain, and protect the service from abuse.
Service providers
We share data only with processors that help us run the service:
- Amazon Web Services — hosting, storage, and processing.
- Anthropic — AI analysis of your uploaded photos and documents to generate the report.
- Twilio — phone verification and SMS notifications.
- Google Firebase — App Check, to verify requests come from our genuine app and block abuse.
We do not sell your personal information.
Data retention
Uploaded inputs are automatically deleted from our storage after about 7 days, and generated reports after about 30 days. We keep your phone number and minimal job records only as long as needed to operate the service.
Security
Data is encrypted in transit (HTTPS) and at rest. Access is restricted to the systems that generate your report.
Account deletion
You can delete your account at any time. In the mobile app, open the account menu (top-right of the home screen) and choose Delete my account; on the web you can request deletion via the account & data deletion page. Deleting your account signs you out and removes your account and report history from the app so it is no longer accessible to you.
Because InstaBud is used in the insurance industry, claim-related records may be retained for up to 7 years to meet insurance regulatory, audit, and record-keeping obligations, after which they are permanently deleted. Records retained for this purpose are kept securely and are not used to provide the service to you after deletion.
Your choices
To access or delete your data, contact us and we will respond within a reasonable time. The service is intended for business/professional use and is not directed to children under 13.
